55 Greene Street Soho Loft Sells for $2.95M
Ad agency photographer Ira Lerner just sold his Soho penthouse loft at 55 Greene Street for $2.95 million.
The buyer is Stanislaus Nicholas Poniatowski
Multiple reductions in price occurred after the loft first hit the market in April 2009 for an asking price of $3,995,000. A 25% price drop on a $4 million loft is incredible, but also not surprising in today’s market.
Prudential Elliman broker Patty LaRocco had the exclusive.
The co-op apartment is located in the historic Gunther Building at 55 Greene Street.
The 2,600 sq. ft. 5-room loft has a corner view overlooking Greene and Broome Streets. Here you can see the loft’s 2 skylights in the northeast corner of 55 Greene Street’s 6,000 sq. ft. spectacular common roof deck for shareholders:
The cavernous space has 17-foot high ceilings, living room and common area that is wonderful for entertaining, and located in a top-notch building.
The huge space receives light from the north, east, and partially from the west.
Here is a look at prices, current and former shareholders at 55 Greene Street:
- Lenny Kravitz and ex-wife Lisa Bonet formerly lived in the building when they bought in 1989
- Daniel Wheeler of Dimension Fund Advisors paid $2.5 million for a 4th floor loft in 2007
- Architects Beyhan Karahan and Jon Michael Schwarting bought a loft in the building in 1994. Karahan’s firm did architectural restoration of the building’s facade.

Green Co-op Apartment at 170 Norfolk Street Sells for $565,000
An environmentally friendly green co-op apartment at 170 Norfolk Street on the border of the East Village and the Lower East Side / Loisada just sold for $565,000, a slight drop from the apartment’s original $599,000 list price.
The apartment has approximately 500 sq. ft., and — here’s the pièce de résistance — the rights to an incredible private vegetable garden. The listing said that the apartment also comes with “plans for solar panels to generate 100% of apartment’s energy.”

Other green features include:
- Low-E triple pane argon filled windows
- A water filter
- Wind energy powered electricity
- Biofuel for heat and hot water; and
- Energy efficient light bulbs
This sale represents a new record for the highest price ever paid for a co-op at 170 Norfolk. Before this sale, the highest price ever paid for a co-op in the building was $530,000, the price paid by the current seller for the same apartment in June 2005.
The seller was Lewis Kofsky, a partner, producer, and Director of CG/VFX at Curious Pictures, a digital design and entertainment company in the Village.
The buyers are Dr. Noga Shalev and Sarah Oppenheimer.

Gary Talarico, Linda Filardi Sell 40-50 E. 10th St. Duplex Co-op For $4.318M
Gary M. Talarico and Linda Filardi sold their beautiful downtown old-world duplex co-op at 40-50 East 10th Street, having paid $10 million in 2008 for their uptown duplex co-op at 875 Park Avenue to a
Buyers James Tighe and Barbara Rentler paid $4.318 million for Talarico and Filardi’s 8 room, 4 bedroom, 3 bathroom Greenwich Village apartment, 21.5% less than the $5.495 million list price when the co-op first went on the market in February.
The pre-war cooperative has a doorman, elevator, and gym. The high-floor duplex has an extremely rare feature, albeit not an environmentally one, feature: a working wood-burning fireplace.
Talarico is Managing Director of Sun Capital Partners with decades of LBO and investment banking experience. Filardi is Senior Counsel for the Global Sponsor Finance division of General Electric. Talarico and Filardi paid $10 million for their enormous duplex co-op apartment (actually, two units) in November 2008.
Sotheby’s downtown Manhattan brokers Glenn Norrgard and John Tenore had the exclusive.
